Do I Dare Get My Hopes Up????

How long have we been trying to sell our condo? The answer...TOO DAMN LONG!!!!!

Well, on Friday our realtor called with a deal we might not be able to pass up. A local builder here in Columbus has a deal now where they will buy our townhome/condo if we will buy an inventory home through them. We went onto the website and started looking at homes and found one that we are relatively interested in.

And this is the part....do I get my hopes up, or just living life like nothing is out-of-the-ordinary?

The house is about 10 minutes further east from where we are now. It is 2000 sq. feet with: a 2 car garage, family room w/ fireplace, nice size kitchen with an island, a den which we would make into a dining room (I am SO excited to get my Amma's dining furniture and to have a nice room to put it in...right now it is being stored in PA for me...thanks, Carolyn!), 4 bedrooms, 2 1/2 baths, 3/4 basement, and much more. It is a spec home, so no-one has lived in it.

There are two draw backs, though:

1. It is one of two houses in the development. The development was started in 2007 but due to the economy, they stopped trying to sell lots. Once things start back up they will be putting homes in the development that would be upwards of $240,000, which is SIGNIFICANTLY more than we would pay for the home sitting there now.

2. There is no back yard. Literally. I'm not kidding. Off of the dinette are is a sliding glass door which takes you down some steps, which leads you into a decent sized hill. The builder is willing to offer us money to grate the area, but I'm not sure that is allowed by the city. We'll see. John is going to call soon to see if the city will come out to look at it. If it is something we can fix, then we'll go for it. If it isn't, we will walk away.

I'm nervous already, and I haven't even been inside of it yet. John went today with the realtor and I will go either Tuesday or Wednesday afternoon to see for myself. John did bring our camera and I am quite pleased with what I've seen so far.

So I've asked this question before and I'll ask it again...please say a "house prayer" for us. I'll be sure to keep you updated as I find things out!

that sounds like a good deal. Like a house swap.

The no back yard might not be that big of a deal. I am sure you can build a deck off of that room. I have seen lots and lots of large deck that are built on a hill. I would build on as big as you can.

Plus I think it would be cool to be the first in the development.

Sounds like it could be a good deal. I am sending you house dust and a bunch of house prayers.

One thought or consideration if it is on a hill would be land slide issues. The house I grew up on was on a hill and thus required lots of extra foundation mantinince. Just something to keep in mind.
